The shift follows a six-month stretch when institutional buyers largely stepped back from smaller Waco blocks while mortgage rates hovered near 6.75 percent. Local agents now report renewed competition for properties under 2,200 square feet, especially those near Baylor University and along the Brazos River corridor.
Buyers are targeting blocks near Cameron Park and the Oakwood historic district, where investor groups have purchased nine single-family rentals since May. The Heart of Texas Board of Realtors recorded 112 investor purchases in the first half of 2026, up from 87 in the same period last year.
Price pressure on entry-level stock
Median sale prices in Waco climbed to $278,400 through June, a 4.2 percent increase from December 2025 figures released by the local multiple listing service. Homes that received investor bids averaged 11 days on market compared with 27 days for owner-occupied purchases.
Properties listed between $220,000 and $260,000 saw the sharpest jump in bidding activity, with three-bedroom houses on 5th Street and near the Silos district drawing out-of-town LLC offers at or above list price.

Sellers planning to list before Labor Day should expect pre-approval letters from competing investors within the first weekend. Buyers working with conventional financing can improve their position by targeting homes priced 5 to 8 percent above recent comps or by focusing on blocks east of Interstate 35 that have drawn fewer institutional bids so far.
